Subfloor Repair & Leveling

The success of your new floor is determined before the first plank is ever laid. A flat, clean, and dry subfloor is the difference between a solid-feeling floor and one that squeaks, bounces, or separates. Here is how we prepare the foundation of your home.

Repair Methods

Concrete Prep

  • Grinding: Using diamond grinders to shave down high spots or ridges in the slab.
  • Self-Leveling: Pouring liquid cement that flows into low spots and hardens perfectly flat.
  • Crack Filling: Sealing cracks to prevent moisture transmission and telegraphing.

Wood Subfloor Prep

  • Sanding: Sanding plywood seams that have swollen due to moisture.
  • Re-Screwing: Adding hundreds of screws to loose panels to stop squeaks.
  • Patching: Replacing rotted or termite-damaged sections with new CDX plywood.

Why Flatness Matters

Modern flooring (Vinyl & Laminate) uses click-lock mechanisms. If the floor isn't flat:

  1. You step on a hollow spot.
  2. The plank bends down.
  3. The locking mechanism snaps.
  4. The floor separates and fails.

We level to 3/16" tolerance over 10 feet to ensure warranty compliance.

Timeline & Expectations

Subfloor prep is the variable in every project. We often cannot see the condition until we remove your old carpet or tile.

Typical Day 1: Demo & Assessment.

Typical Day 2: Grinding & Pouring Leveler. (Needs overnight to dry).

Typical Day 3: Installation begins.

Repair FAQs

How much does subfloor repair cost?

It depends entirely on the floor's condition. Minor scraping is minimal. Major leveling with 20+ bags of compound can cost $1,500+. We provide a transparent change order once the subfloor is exposed.

Can you fix squeaky floors?

Yes, on wood subfloors. We screw the subfloor tightly to the joists. However, we cannot fix squeaks that come from the frame/structure of the house itself, only the subfloor movement.
