Subfloor Diagnostics: The Foundation of Quality
The most important part of your floor is the part you can't see. A healthy subfloor prevents squeaks, gaps, and premature failure. At DuraRoots, we view subfloor preparation not as an option, but as the most critical stage of installation.
3 Common Subfloor Killers
Unevenness
Dips and humps cause bouncing, hollow sounds, and broken locking joints in floating floors. We use a 10ft straight edge to find these variances.
Moisture
Concrete slabs act like sponges. High moisture content can warp wood and destroy adhesives. Always require a moisture test.
Movement
Loose plywood panels on raised foundations are the #1 cause of squeaks. These must be screwed down to joists before installation.
Concrete Slabs vs. Raised Foundations
Concrete Slabs (Common in OC & Modern Homes)
Common in Costa Mesa and Laguna Niguel. The main enemy is unevenness ("birdbaths") and moisture vapor emission. Diagnostics involve calcium chloride tests and laser leveling.
Raised Wood Subfloors (Common in LA & Older Homes)
Typical in Long Beach and Whittier. Issues include rot, termites, and loose nailing. Diagnostics involve walking the floor to listen for squeaks and checking for deflection.
Diagnostic FAQs
How flat does a subfloor need to be?
Industry standard is 3/16" over a 10-foot radius. If you can slide a stack of 3 quarters under a straight edge, your floor is too uneven for rigid vinyl or wood.
Does subfloor prep cost extra?
Yes, typically. It is difficult to quote exactly until old flooring is removed. We provide a transparent assessment once the subfloor is exposed.
Professional Tip
Never let a contractor skip moisture testing on a concrete slab. It takes 24-48 hours but can save you thousands in replacement costs later.
